About the Property:
Private mountain land featuring a large year-round creek, developing pond, natural underground water, ravine system, cleared meadows, fire pit area, abundant wildlife, and total privacy. This is peaceful land, not a campground or social hub, and not a place for couples or families.

What I’m Offering:
Free RV site for ONE person who contributes consistently to ongoing land projects. Includes free water, free electric, access to large septic, access to garden produce, fishing rights, hunting rights (in season), dump station access, weekends off, and a quiet, private place to stay. This is a work-exchange, not a rental and not a job. No payroll, no taxes, no hourly wages.

Schedule:
10 AM – 3 PM, Monday–Friday. Some days may go to 5 PM depending on the project. This schedule leaves you time to work a paying job, handle errands, rest, and enjoy the land. No part-time.

What I Need:
Project-based help with RV site building, general outdoor labor, and basic equipment upkeep and troubleshooting. Looking for someone mechanically capable who can keep the tractor, mowers, and small equipment running, handle simple fixes, and problem-solve without needing outside help. All tools, supplies, and equipment needed for the projects are already on the property. Specific tasks will be shown and discussed in person. You will have the chance to see the property and the projects before deciding if it’s a good fit.

Property Rules (Non-Negotiable):
No guests allowed on the property at any time. No bringing friends, dates, coworkers, or acquaintances onto the land. No couples, no families, no visitors. All socializing must take place off-premises. No exceptions. This is private land with existing renters and sensitive areas. Boundaries are firm for everyone’s safety and peace.

Laundry mat: 7 miles (in town)
Nearby RV park: 5 miles (easy relocation option if the arrangement isn’t a good fit)

Probationary Period:
90-day probation to ensure dependability, respect for boundaries, no mingling with neighbors or renters, no drama, and a good fit for the land. If you’re useful and respectful, you can stay. If not, you move on.
