Lazy Rooster Ranch The Lazy Rooster Ranch is an upscale campground on 50 forested acres along the Dolores River just outside of Rico, Colorado. We are searching for a caretaker and maintenance professional to live onsite year-round to fulfill various responsibilities related to the upkeep and operation of the grounds. In your role you’ll partner with our camp host to ensure that that ranch is operating smoothly and safely for our guests.

This position is paid hourly. We expect work to be full-time (40 hours/week) in our operating season of May-October and part-time (10-20 hours/week) in the off-season of November-April. Housing and utilities will be provided year-round. Qualified candidates should have previous experience in construction and/or landscaping, be comfortable operating heavy equipment and be flexible and motivated to meet whatever needs arise on the ranch day-to-day.

Responsibilities

Maintenance and Repairs: Conducting routine maintenance and repairs to ensure that facilities, buildings, and equipment are in good working condition. This may involve plumbing, electrical work, carpentry, painting, and general upkeep. Maintenance workers are also responsible for general equipment and tool maintenance. This includes regular cleaning, lubrication, and inspection of tools and equipment to ensure they are in good working condition. It may also involve minor repairs or replacements and oil changes as needed. Proper maintenance of equipment and tools is essential to ensure efficiency and safety in campground maintenance tasks.

Groundskeeping: Maintaining and caring for the campground’s grounds, including mowing lawns, trimming willows, raking leaves, weed mitigation, filling pot holes and ensuring the overall cleanliness of the area.

Site setup/inspection/breakdown: Assist with setting up, inspecting and breaking down various sites with canvas tents, tipis, fire rings, furniture, decor, safety equipment etc.

Trail and road maintenance: Building trails and roads, clearing debris from walking paths and roads, spraying/mowing/removing weeds, repairing any damages or hazards, and ensuring proper signage is in place for visitors. Regular inspections and upkeep of trails and roads are important to ensure the safety and convenience of campground users.

Site Inspections: Conducting regular inspections of the campground’s sites, facilities, amenities, and infrastructure to identify any maintenance or repair needs and ensure compliance with safety regulations. Includes ensuring the cleanliness, safety and appearance of the grounds by regularly cleaning and maintaining the facilities.

Cleaning: Ensure the cleanliness and appearance of the grounds by regularly cleaning and maintaining the grounds and the facilities, such as restrooms, showers, picnic areas, and common areas. Ensuring that trash bins are emptied regularly. Additionally, performing regular inspections to identify any maintenance or repair needs and address them promptly. Keeping the grounds clean and well-maintained is important to provide a pleasant and inviting environment for campground visitors.

Waste Management: Ensuring proper waste disposal by regularly emptying trash bins, recycling, and composting facilities. This also includes coordinating with waste management services for pickups and maintaining a clean and odor-free environment.

Pest Control: Monitoring and addressing any pest or insect infestations that may occur within the campground areas and facilities. This involves implementing pest control measures like traps, repellents, or contacting professional pest control services if necessary.

Fire Safety: Ensuring compliance with fire safety regulations by regularly inspecting fire extinguishers, smoke detectors, and fire suppression systems. It may also involve conducting fire drills and educating campers on fire safety protocols.

Security: Ensuring the safety security of the campground by monitoring the premises and reporting any suspicious activities, wildlife or incidents to the appropriate authorities.

Customer Service: Providing as-needed assistance and information to campers, addressing their concerns, and ensuring their satisfaction during their stay at the campground.

Emergency Response: Being prepared to handle emergencies or unexpected situations, such as natural disasters, medical emergencies, or camper disputes, and taking appropriate actions to address.

Budgeting and Record-Keeping: Managing the campground’s maintenance budget by tracking expenses, purchasing necessary supplies, and maintaining accurate records of maintenance activities. This helps in ensuring efficient resource allocation and planning for future maintenance needs.

Subcontractor Management: This involves hiring and supervising vendors, obtaining competitive bids for services, and ensuring that work is completed satisfactorily and within budget and on schedule.

We have an immediate opening for a couple to work as a team. We prefer non-smokers. We are a fast-paced campground during our summer season, team players are essential. We are looking for team members who take pride in their work and that would be responsible for providing our guests with a friendly smile and welcoming attitude. We pride ourselves on a clean and neat property. We rake and clean our sites prior to guest arrival and escort all guests that arrive during office hours. We are looking for team members that are flexible and are willing to get along with people and varied personalities!

Compensation: A site at no charge and all hours paid at $14.42 per hour. Hours worked will vary between 25– 30 hours per week per person. Schedule will rotate between opening, mid and closing shifts. We are open seven days a week with weekend work required. We have a five-day work week and the two days off are together. The RV site will include 30 or 50-amp electric, water, sewer, Wi-Fi, cable, propane at cost, store discounts.

Conejos River CampgroundCome work and live in the beautiful Conejos canyon just 12 miles west of Antonito, Colorado. I am looking for 1 or 2 couples to camp host for 3 to 4 days a week from 8 to 4. In exchange for working as a camp host, you are permitted to a free stay in a full hookup RV site within walking distance to the Conejos River. This is a rather laidback small (35 site) park with amazing views bordered by National forest with abundant wildlife. Required work to be expected from camp hosts is learning the Campspot booking system, answering phone calls, taking reservations, cleaning cabins, cleaning bathrooms, making coffee, watering flowers and grass, mowing and weed eating and keeping bird feeders full. Rico Hot SpringsIn search of seasonal caretakers for private property 25 miles from Telluride and adjacent to the small town of Rico, Colorado from May through October of 2024. We have a private hot spring on the property and our goal is to have a physical presence to help manage unauthorized use. There are no requirements beyond being physically present and occasionally contacting individuals who are using the springs. Water and a composting toilet are provided. The ideal couple would set up a camper, trailer, or RV on the property. There are no hook ups. Although this is an unpaid position, owners’ expectations are limited to having a presence on the property.
